Where to buy......
The top selling suburbs in Cairns have been revealed, but very few sales separate the city’s top three suburbs.
Top of the list was Mount Sheridan with 148 sales in the 12 months to November this year, according to the latest REA Market Trends report.
Mount Sheridan is considered a “high demand market”, with an average of 614 views for each property listing.
Popular with families, 8271 people called Mount Sheridan home during the 2016 Census, with 2303 families identified in the national survey.
The median house sales price in Mount Sheridan is an affordable $377,000.
Coming in at a close second was Edmonton, which saw 147 houses change hands over the past 12 months.
The suburb has a median sale price of $357,000 and has seen price growth of 5.3 per cent over the past five years.
In third place, and only just, is Bentley Park, which recorded 145 house sales this year, recording a median sales price of $350,000.
Redlynch finished in fourth spot with 139 house sales and a median price of $505,000, while units in Cairns North rounded out the top 5 with 125 sales and median price of $220,000.
Like many North Queensland cities, unit values have copped a hammering over the past few years due to soaring insurance premiums.
But further north, Port Douglas, which came in at sixth spot, has been a shining star, with its unit values bucking the trend.
There, 119 units changed hands, with values increasing 15.6 per cent over 12 months to $277,500.
